Residential real estate sales continue to slog along

REAL ESTATE & CONSTRUCTION: Long launches social media site

There were no significant shifts in residential real estate sales in September as pending contracts rose more than 4.5 percent from August but the number of new listings increase nearly 3 percent.

The Tucson Association of Realtors Multiple Listing Service data had 1,333 pending contracts for the month, up from 1,274 in August but up 60 percent from 836 in September 2008.

The median home sales price was $163,000, up 0.25 percent from $162,595 in August but down 9.4 percent from $180,000 in September 2008. From the first quarter of this year to third quarter, the median price is down 1.7 percent.

The number of home units sold, was down nearly 3.6 percent to 945 homes, from 980 in August. The total number of sales for the third quarter was up nearly 39.5 percent from the first quarter of this year.

Active listings dropped less than 1 percent month over month, and are down 23.5 percent year over year.

“Active listings continue to go down which is the trend that we have seen all year,” said Kimberly Clifton, 2009 MLS president in her monthly report. “We anticipate that October and November will continue on this path with many home purchasers taking advantage of the tax credit.”

New listings for September totaled 1,857, up from 1,805 in August.

Long social networking

Long Realty launched an agent-to-agent social media networking platform called Long Connects.

The software is billed as a new way for agents to interact, network, and get business done.

Long Realty agents can also use this new platform to learn from each other and from the company by keeping one another up to date with industry developments.

Long is one of the first real estate companies in the country to implement this type of internal social media platform, the company said.

Utility contractors volunteer

About 30 volunteers and companies turned out for the Tucson Utility Contractors Association’s seventh annual Volunteer Day, which was held Oct. 10 at Caring Ministries Pascua Center, 820 W. Calle Sur. The project included turning a dirt lot where distribution of food takes place into a paved lot and pouring a concrete foundation for delivery trucks.

Caring Ministries began in Tucson in 1970 and provides food, clothing, and furniture to families and individuals in Tucson and along the Mexico-Arizona border.

Academy gets renovations

La Paloma Academy’s Lakeside Campus, 8140 E. Golf Links Road, unveiled extensive renovations to the lobby, first-floor offices and the addition of a special education resource room.

In addition to an upgraded lobby, two new offices were constructed on the ground level so classroom space could opened up elsewhere. The academy conducted the renovations themselves.

Sales and leases

AKDHC LLC leased 6,887 square feet at 1704 W. Anklam Road from Health Care Realty Services Inc. The group plans to use the space for its new medical office. Thomas J. Nieman and Rajan Lal with Picor Commercial Real Estate Services represented the landlord and Rick Kleiner, also with Picor, represented the tenant in this transaction.

Gum Technology sub-leased 4,300 square feet of space at 10860 N. Mavinee Drive from Managed Prescription Program. Gum Technology, which manufactures food additives, will be relocating its Tucson office to Oro Valley in November 2009. Tim Healy and Tim Minnehan of CB Richard Ellis represented the tenant. Pat Welchert of Picor Commercial Real Estate Services represented the subtenant.

• The Source Salon and Spa LLC leased 3,580 square feet of space at Rancho Center, on East Speedway west of Alvernon Way. Debbie Heslop of Volk Company handled the lease for the tenant.

Sampson Equipment Company leased a 3,100 square foot building of industrial space at 4203 E. Tennessee St. from GRIT LTD Partnership. The property is adjacent to Butterfield Business Center and will be used for lease, rental and sale of equipment. Dave Gallaher with Tucson Industrial Realty LLC represented the landlord.  Picor Commercial Real Estate represented the tenant.

Arizona Pain Centers expanded into 3,059 square feet at 6080 N. La Cholla Blvd., Suite 100, from Desert Cardiology. Rick Kleiner with Picor Commercial Real Estate Services represented the landlord and Charlie Alexander and Kelley Ahrens of CB Richard Ellis, Phoenix, represented the tenant in this transaction.

Stewart Title & Trust leased 2,200 square feet at 3865 E. 34th Street suite 108 from A&P Investment. Rob Glaser with Picor Commercial Real Estate Services handled the transaction. 

Green Dragon Enterprises LLC leased 1,725 square feet at 2341 S. Friebus, Suite 12 for its new location from Oak Properties.  Rob Glaser, Industrial Specialist with Picor Commercial Real Estate Services handled the transaction.

Reno Wireless leased 1,200 square feet of retail space at El Rio Plaza, at the northeast corner of West Speedway and Silverbell Road. Debbie Heslop with Volk Company represented the landlord and Roy Drachman of Drachman Realty Company represented the tenant. 

Express Auto Glass LLC leased 1,006 square feet at 1145 W. Frontage Road, Rio Rico, from Rio Nuevo Properties LLC.  The tenant and the landlord were both represented by Chuck Corriere and Clint Nelson of the Long Realty Company Commercial Group.

KBella & Company leased 925 square feet at 5643 E. Grant Road from Grant Road Group LLC. Rick Kleiner with Picor Commercial Real Estate Services represented the landlord.

IOI West Inc. leased 800 square feet at Midway Business Park, 4500 E. Speedway, Suite 82, from Presson Midway LLC.  Rob Glaser and Paul Hooker, PICOR Commercial Real Estate Services, handled the transaction.
